The Seller warrants and agrees to what he has the title to said well and that it has full authority to sell and transfer the property and that such property and effects are sold free of any easement, commitment, responsibility and assertion of title of any kind.

The seller undertakes to defend, protect and indemnify buyer and its successors, legal assignees against any claim that any third party against such property.

The Buyer acknowledges having considered property and that he buys such what and where they are entirely at the risk of the purchaser and promise not to complain against the seller on the basis of commitments, guarantees or collateral arrangements concerning the merchantability of goods nor their adequacy relative to a particular or their judicious use object.

However, it is understood that the seller specifically disclaims any warranties of condition, merchantability and fitness relative to a particular object. The goods being in their present condition as if and where they are.
